Mixed-Use Air Quality & Noise Impact Analyses

DESCRIPTION:

A private developer wanted to build a mixed-use (office/retail) building in downtown Boston. To be able to construct the building, the developer needed to address Boston's Article 80 development requirements. The Environmental Protection component of Article 80 requires environmental analyses for air quality and noise impacts, to help maintain a healthy and safe environment in the City.

Tech Environmental has the experience to properly anticipate what air quality and noise analyses will be accepted by the Boston Redevelopment Authority (BRA) for this type of project. Tech contacted the project team to obtain the data necessary to prepare the required analyses. No mitigation was required to demonstrate that the project would have an insignificant indirect or direct impact on air quality. After the work began, it was determined that exhaust emissions from an abutting parking garage could be an issue with the BRA. Tech prepared a screening level analysis of the motor vehicle emissions from the abutting parking garage, to demonstrate that it would not have an adverse impact on the air quality at the project site. A residential grade silencer was required for the project’s proposed emergency generator exhaust stack, to ensure that the project would comply with all noise regulations.

Key Points

  • The developer of a mixed-use buildling needed environmental experts to determine the potential air quality and noise impacts for the project, prior to permitting.
  • Air quality and noise mitigation recommended by Tech was included directly in the project design, to streamline the permitting process.
